What is NHG?

The National Mortgage Guarantee (NHG) provides extra financial security when taking out a mortgage. It acts as a safety net, offering protection against unforeseen situations such as disability, divorce, or unemployment. With NHG, you can often benefit from a lower mortgage interest rate, which can lower your monthly payments.

How does NHG work?
NHG acts as a guarantee. If you are unable to pay your mortgage due to unforeseen circumstances and are left with a remaining debt after selling your house, NHG can take over this debt under certain conditions. When taking out the mortgage, you pay a one-time guarantee fee of approximately 0.6% of the mortgage amount. In exchange, you carry less risk, which often results in a lower interest rate.

Conditions for NHG
To qualify for NHG, your mortgage must meet specific requirements:

  • Maximum property value: The purchase price of the property cannot exceed the annually determined limit. For 2024, this limit is €405,000, or €429,000 if you invest in energy-saving measures.
  • Responsible lending: The mortgage must align with your income and meet the guidelines for responsible lending.
  • Primary residence: NHG applies only to homes you use as your primary residence. Vacation homes or investments are not covered.
  • Guarantee fee: When taking out the mortgage, you pay a one-time amount for the guarantee, which can often be financed.
